What does valet trash cost?
There are two prices, and they are not the same number. The property pays the operator per door, per month. The resident sees a fee on the lease, which the property sets. The cost guide explains both.
What drives the price
- Door count: the number of units on the contract.
- Layout: stairs, building spread and distance to the compactor.
- Schedule and add-ons: pickup nights, recycling, bulk removal or porter service.
- Containers: whether the operator supplies the cans.

What goes out in the valet trash can?
Tied household trash bags, in the can or container your community specifies. Recycling goes out only if your property offers doorstep recycling. Loose trash, large boxes, furniture and anything leaking stay in. Your lease addendum lists what your community accepts.
What time is valet trash pickup?
Pickup runs in the evening on the nights your property has contracted. The exact nights, the set-out window and the time the empty can must go back inside are set by your community. Check your lease addendum or ask the leasing office.
Is valet trash mandatory?
That depends on your lease and on state and local law. The property pays the operator per door whether or not a resident uses the service, and many communities pass the cost on as a fee in the lease. Read the valet trash addendum before you sign. This site does not give legal advice.
I missed pickup. What now?
Take the bag back inside and set it out on the next service night, or walk it to the dumpster or compactor yourself. Many communities do not allow trash to sit outside a door overnight. Your lease addendum says what your community does about it.
